Having a Registered Tenant/CRIB Card holders grants Landlords many benefits.  Not only do you (as a Landlord) have access to true verifiable rental  

payment history and residential background provided (by the National Electronic Residential Payment History Recording Agency.  N.E.R.P.H.R.A) 

It also allow the Lease, to become optionally assumable and equitable to be placed on the Lease holder estate Market, L.E.A.M (Lessors Exchange Auction Market) network.  

   

HOW IT WORK. If you the Landlord, for whatever reason desire to cash in the remaining balance due from the leased property/unit,

being held by your CRIB card holder (none sec8) or if you begin to experience slow payments to no payment from one of our Registered Tenants

(CRIB Card holders).  Before sending them a notices for rent payment, you maybe able to cash in and receive an advance payment of a large portion of the remaining 

balance of Lease, by placing the Lease on the LEAM network.  

     ONLY under the conditions that you are willing to maintain and service the Tenant until the expiration of their Lease.

 

 

The L.E.A.M network: Is where investors bid high on "risky" Lease hold estates (Leases) Landlords are paid according to the final bid amount,

and upon an investor winning the bid they will then have the right to collect the same monthly payments that would have been due to you.

Want to submit a Lease:

 

LEAM holds 32 auctions a month, normally there are only 20 Leasehold estates on the market at a time to bid from different cities in the US. 

 

Steps: You as the Landlord must first petition the Lease to the LEAM network for evaluation of acceptance. (Petition box below). Enter all of the necessary

information requested regarding the Leased property and Tenant in the property requested form (below).  This will allow the C.O.R.P LEAM network research

department to begin its Risk Chart evaluations, V.O.T.E and V.O.P.L.A.C.E evaluations.  

 

Upon completion within 7-10 days, you the Landlord will receive an email of an acceptance or denial. 

If accepted you are then told the starting bid amount of the Lease hold estate and when it will be placed on the market.

If you accept the starting bid amount, you will be required to pay a $125.00 processing fee. 

(The form will open. You must be able to print the form in order to have the assignment placed on the market,

you will only have 30days to submit the completed form.

If you do not submit the form the requst will terminate on the 31st day of payment.

Once returned to LEAM the assignment will be immediately placed on the market for auction.

A confirmation email will keep you up to date regarding auction, dates and status.

HOW ARE LEASE HOLD ESTATE measured by NERPHRA'S F.A.R.M score system (Fair Accurate Rental Measurement score) RISK CHART:

Tenants' payment history are measured by the timeliness of the their Lease agreement, in order to accurately asset their credibility. 

Here is a rule of thumb: RENT payments between: 29th-4th=A  5th-7th=B  8th-12th=C  13th-20th=D  21st-27th=F  NO payments=0 F risk.

 

 

IE:  A 12 mo. Lease. Having a Rental rate of $1,200.00 per mo. =$14,400.00 value per year, and the Tenant lived in the unit for the past 3mos.

the remaining value of the lease =$10,800.00. 

The investors risk is measured by the FARM scores equalizing the current to past 9 month history against the remaining months (9) of the Lease from NERPHRA'S

Each letter hold points that are generated on a RISK RANGE CHART, aganist the remaining value of the Lease.  

This is the calculated risk of the Registered Tenant's ability of paying. The FARM score points.

                        In this ie. 3A 2B 2C 2D= (-)37.62% of $10,800.00=$6,737.04 This would be the starting bid value of this Leasehold estate.

                                            This amount can rise based upon the bids, sometime up to the value of the lease at 100%.  

The facilitating broker LEAM a NERPHRA Holdings Corporation retain 10% of the final transaction and you the Landlord would receive (in this eg.) *$6,063.33 of

                    NOTE: Once again ONLY Lease holding Registered Tenants of NERPHRA or CARD holders can be placed on the LEAM network.
