What is the LEAM network?

Here is where small and large investors come to bid on having an equitable position on becoming a Leasor by purchasing the right to collect rent from the Lease hold estate by being this type of a real estate investor allow you to profit without having the day to day business of being the Landlord and heavy Tenant involvements.

This site was written to explain this type of investment in simple investment terms, to allow the beginner to a season pro to be able to take advantange of investing in real estate.

 

Most of these Leases have risky Tenancy, which make them have a higher returns. These are also Leases with a very short term peroid, a fast turn-a-round on the investment, most under a year.  

 

We here at the LEAM network, broker and auction only residential Leases of Landlords and Property owners of currently held Registered Tenants or CRIB card holders thourgh N.E.R.P.H.R.A

The Landlords of these Leases are offering the remaining payments due to them in advance for prices of 20-40% of the remaining value. Allowing an investor to potentionaly make a large profit in a short amount of time. Again without the issues of managing the physical properties or the Leaseholders.

Who are we:

We auction active Lease hold estates, held only by Registered Tenants.  Submitted to us by their title holders, grantor, aka The Leasor Of Record Documented (the L.O.R.D) or Lease issuer.

A legal documented transfer assingment has been give to us to be placed on our exclusive auction market, for the purpose of exchanging the calculated risk of the remaining term of that Lease, for a one time payment, based on NERPHRA's Fair Accurate Rental Measurement scoring system (F.A.R.M) score, according to the Registered Tenant's past payment history.  

     We are the acting Trustee for the buyer and facilitator of the auction, we also transfer and convey the assigned title rights to the buyer, allowing the buyer to freely contact and collect the remaining monthly rent payments from the Leasee.
