We screen and review Lease hold estate currently being held by Registered Tenants of NERPHRA, from Landlords that submitted documentation that were awarded to place their position on our auction market for the purpose of having a certain right transfered to one interested party from another. We are the trustee and we hold and facilitate the entire process of the auction and collect fees, transfer the rights, funds and the required documents, along with forwarding information to all parties.

Landlords place their Leasehold position on our market to get an advancement of the remaining value of the Lease. Landlords know that they can not and will not get dollar for dollar due to the advance payment from the Lease.
The risk is the Leaseholder and their ability to pay and have been paying over the last 6mos. this chart show the point system used by NERPHRA F.A.R.M SCORE POINT SYSTEM A=7.92 B=3.96 C=1.98 D=.99 F=0.05 TOTAL = (?. ) X TERM AMOUNT % = STARTING BID
The Landlord will kept the Tenant and reduce their risk of none payments, and the Tenant will remain in the property maybe able to work with a plan with the investor and the investor can make a profit.
RISK: If the Tenant does not make remaining payments the investor can start evection proceedings for none payments only. If it is for damages to the property that will be the Landlord responcability. (see Landlord obligations) Unlike most investments the loss rate is 50/50 due to the fact that the investor purchased a contract and that the Leashold estate can be sued for specfic preformance. and the investor can re coop from a loss.
