Once a Landlord sumits a request to place a registered Tenant lease on the our market. The research team go into full effect. Using all of the resources to insure that the Lease will be backed to yield a profit. Although there are no gaurantees in investing LEAM grants securing no reason for defaluts is the main objective to strenghten the Lease.

V.O.T.E.  Verification Of Tenant Eligbility. One of the tools used to determain if the Lease has liquidity. One of the reasons why we accept Registered Tenants is because they are mature minded people and above all that care about their rental credibility this has been proven in order for them to become Card holders and they also know that they Lease could be sold to an investor in being one therefore they are not never caught unaware once they are contacted or told, making the transition simless.  In order to compleate the process quesions are possed regarding their current situation and in most cases backed by documentations, and verified by phone calls and other data is gathered.

(Cardholders rental data must be current and a minimal of 6mos of data must be posted including past and present.)


 

V.O.P.L.A.C.E. Verification Of Property, Landlord And Complaince Evaluation. Another process used to insure that the Property and or the Landlord is in good standing, regarding leins, building codes, filings ch.13,11,7 etc. Much research is done to secure that the Lease holds vitality. 

 

 

The research process is compleated with 7 to 10days, if the VOTE and the VOPLACE does not pass, the Landlord and the Tenant are both informed.

If they pass the Landlord and the Tenant are both informed and the Landlord will only have 30days to download and submit the compleated signed forms to LEAM.  If this is not done within the alotted time, the Landlord must resubmit their request. 


The Landlord is fully aware of the amount they are to receive this amount could be more or could sit on the market for a longer period of time, and the longer the time the less they could receive.  Upon the Transfer of Assignment LEAM release the documents and rights to the investor and funds to the Landlord within hours of the auction transaction.  

(Due to FHA Laws LEAM issue State regulatated FHA laws to investors along with their rights to insure that the Tenant will be treated as such in accordance within the law.)
